How Are Property Taxes determined?

Property owners pay taxes each year. It includes taxes for several government units (listed in table below). Each unit of government determines its own tax rate depending on its needs.

Property tax rates are based on mills and are assessed through a mill levy. One mill is equivalent to $1 for every $1,000 of assessed property value.

Selected mill levy rates will go to fund the next year's budget. For example, the 2008 mill levy rate funds the 2009 budget.

Mill rates are estimated. The mill rate for the 2009 budget was finalized by the County Clerks’ office in October 2008, based on certification of assessed valuation after property valuations appeals are resolved.

To calculate your estimated property tax bill, you need to know the appraised value of your property. You can find this out online from the Johnson Co. Appraiser's Office.

The appraised value is then multiplied by 11.5 percent for residential property, or 25 percent for commercial/industrial property, to determine the assessed property value. Therefore, a house appraised at $200,000 would have an assessed value of $23,000 ($100,000 X 11.5 percent).

The assessed value is then multiplied by the mills.

The city's portion of the property tax on this house would be $203.14 ($23,000/1,000 X 8.832 mills).

The total property tax for this home could vary depending upon which school district* it was located.

*Note on school district rates:
20 mills of the school district's rate is calculated uniquely:

(appraised value - $20,000) x 20 mills x (.115/1000)

The remainder of the school district mill rate is multiplied by the property's full assessed value:

appraised value x (.115/1000) x school district mill balance
